Overview
Halcyard is a revised single-family home plan designed to preserve the original exterior footprint and massing while reorganizing interior zones for better day-to-day function. Based on an existing 2,175 sq. ft. base layout and expanded to a roughly 3,000 sq. ft. overall program when garage and patio areas are accounted for, the design focuses on strategic room flips, bathroom upgrades, and circulation clean-up to create a more livable, long-term plan set that can be adapted to future builds.

Halcyard was envisioned for homeowners who already have a preferred plan direction but want an ongoing designer relationship to refine, standardize, and future-proof the layout. The program fits a household that values open-concept living, flexible rooms for work or study, and practical bathroom count improvements. It is well suited to clients who anticipate reusing the design on additional lots or mirrored orientations and want a plan set that can be efficiently customized without starting over.
Project Scope
The Halcyard project includes revising an existing residential plan into a fully coordinated architectural set with interior modifications, lot-aware flexibility, and updated MEP layouts aligned to the revised arrangement. The architectural program includes:
• Base floor plan refinement around approximately 2,175 sq. ft. of living space with an open-concept kitchen, dining, and living core
• Three-bedroom program with a primary suite including walk-in closet and en-suite bath plus a flex room for office or study use
• Interior reconfiguration requests including flipping the primary suite arrangement to improve function and adjacency
• Bedroom and closet adjustments, including relocating a secondary closet into a bathroom-adjacent zone for improved layout efficiency
• Bathroom upgrades including sliding the bathroom and powder room location and converting the powder room into a full bathroom
• Non-load-bearing wall adjustments to improve room geometry and storage without structural disruption
• Lot-specific adaptability including the ability to mirror the plan based on site orientation and placement constraints
• Garage and patio integration into the overall plan set so outdoor and utility spaces coordinate cleanly with the architecture
• Updated plumbing, electrical, and HVAC layouts to reflect revised bathrooms, shifted partitions, and new room relationships
• Code compliance review and permit-ready architectural drawings including floor plan, elevations, roof and foundation plans, and coordinated MEP sheets
• Structural engineering coordination anticipated after design finalization, with revisions handled as needed for city comments

Challenges Addressed
