Ironmarrow is a custom farmhouse-style residence being rebuilt into a cohesive, permit-ready design after prior drafting introduced unwanted changes and missing elements. The home is primarily single-story with a dedicated loft, a front-dormer-only roof strategy, and covered outdoor zones that keep the overall form residential rather than commercial. The scope centers on reconciling multiple plan versions into one accurate, code-aligned set that fits the client’s original intent.
Client Type
Ironmarrow was envisioned for an owner-builder household that wants a clean, corrected plan set they can confidently bid, permit, and build from. The project fits clients who already have partial CAD and PDFs but need a professional to restore consistency across plans, elevations, and roof geometry. It is ideal for those who want a functional farmhouse look with a carport instead of a garage, and who need a disciplined revision process to keep scope from drifting.
Project Scope
The Ironmarrow project includes full architectural reconciliation and completion into a permit-ready drawing set, prioritizing the highest-impact corrections and missing components. The architectural program includes:
• Reconcile and refine multiple prior plan versions to restore original intent and remove undesired commercial-style elements
• Finalize a primarily single-story layout with a fully designed and labeled loft, including L-shaped stair with landing and code-appropriate hallway sizing
• Complete missing exterior documentation including aligned elevations, window placement consistency, and front-facing dormers only
• Define covered-area program under roof, including properly sized carport depth and covered porches, with no enclosed garage
• Produce a full permit-ready construction set (plans, roof, foundation, sections, site plan from survey, and MEP layouts) with engineering coordinated later if required
Challenges Addressed
The design had to correct inconsistencies while keeping a clear residential character and preventing further scope drift. Key considerations included:
• Undoing prior plan inflation and unintended architectural shifts while keeping the current functional needs intact
