Table of contents
Overview
Lumencrest is an extensive high-end remodel and addition concept designed to transform an existing 1985 residence into a modern, light-driven home centered on indoor-outdoor living. The scope combines a major new primary suite expansion toward the pool, a connected mother-in-law addition near the garage, and a reimagined front entry to elevate curb appeal. The design intent emphasizes open plans, tall ceilings, and contemporary materials like glass, steel, and wood while maintaining a cohesive whole.
Client Type
Lumencrest was envisioned for homeowners seeking a true modernization project rather than a cosmetic update, with a focus on lifestyle improvements, privacy, and contemporary aesthetics. The program suits owners who want a resort-like primary suite, flexible multi-generational living through an attached guest quarters, and an open kitchen and living core designed for entertaining. It is ideal for clients comfortable with phased decisions around roof strategy, structural adjustments, and MEP reconfiguration.
Project Scope
The Lumencrest project includes the drafting and coordination of a comprehensive remodel and multi-area addition package for an existing single-family home, including expansions, interior reconfiguration, and exterior modernization. The architectural program includes:
• New primary suite expansion at the rear, extending into the current patio zone adjacent to the pool
• Primary suite designed for high ceilings, strong daylighting, pool views, and a walk-in closet with custom storage
• En-suite primary bath planned for luxury finishes with coordinated plumbing and layout changes
• Attached mother-in-law quarters addition positioned adjacent to the garage and connected to the main house
• Mother-in-law program including private entry, bedroom with en-suite bath, and a compact kitchenette and living area
• Expanded entryway and front façade redesign to increase foyer height and create a dramatic, modern arrival sequence
• Interior remodel of the kitchen and living areas with a more open plan, large island seating, and updated cabinetry and appliances
• Living and dining updates including removal of an outdated fireplace, refreshed finishes, and potential interior wall adjustments
• Bathroom updates beyond the primary suite, including guest or powder bath considerations and upgraded fixtures
• Roof modification evaluation with options ranging from minor updates to a modern flat or low-slope roof approach
• Structural and engineering coordination for load-bearing changes, roof feasibility, and any required foundation reinforcement
• MEP redesign coordination including HVAC adjustments for added square footage, electrical rewiring for new lighting and smart features, and plumbing relocations for revised wet zones
• Full blueprint set deliverables including site plan, existing and proposed floor plans, roof plan, elevations, sections, and MEP schematics, with revisions incorporated based on jurisdictional feedback
Challenges Addressed
The design had to integrate multiple major additions and interior changes while maintaining a unified modern aesthetic and buildable structural logic. Key considerations included:
• Blending new expansion massing with an existing 1985 structure without creating awkward transitions
• Designing a primary suite addition that captures pool views and daylight while coordinating structure and roof lines
• Creating a mother-in-law addition that feels connected yet independent, with clear access and privacy
• Reworking the front entry and façade to modernize curb appeal while managing structural impacts of higher ceilings
• Converting core living spaces to an open plan while addressing load-bearing walls and framing changes
• Coordinating roof options and energy-driven improvements without prematurely locking into a single structural approach
• Managing significant MEP re-routing to support new layouts, modern appliances, and smart home expectations
Goals Achieved
Lumencrest delivers a clear modernization roadmap that combines lifestyle upgrades with contemporary design intent:
✔️ Resort-like primary suite expansion oriented to the pool with high ceilings and strong glazing potential
✔️ Multi-generational flexibility through a connected mother-in-law quarters addition with private access
✔️ Modernized entry sequence and refreshed front façade for dramatic curb appeal improvements
✔️ Open-concept kitchen and living core designed for everyday flow and entertaining
✔️ Defined path for roof modernization with feasibility-driven structural coordination
