Silvermere is a simple, coastal-ready new-build designed around efficient, everyday living with hurricane-region practicality. The plan centers on 1,800 square feet of heated space with a clear bedroom split, straightforward circulation, and covered outdoor areas front and rear. A compact attached garage and clean roof forms keep the build cost-conscious while still delivering a complete, permit-oriented home suitable for long-term use or short-term rental.

Silvermere was envisioned for owners who want a clean, functional home that prioritizes durability, easy maintenance, and buildability over luxury features. The layout supports small households or rental use with a private primary suite, two secondary bedrooms on the opposite side, and an open living and kitchen zone that stays separate from the sleeping wing. It fits buyers who want an efficient plan, electric-only utilities, and a straightforward path through engineering and permitting in a wind-exposed area.
Project Scope
The Silvermere project includes the complete drafting and design of a 1.5-story, three-bedroom home with covered porches and an attached single-car garage, intended for permit submission with structural wind and tie-down engineering. The architectural program includes:
• 1,800 square feet of heated living space with a three-bedroom, two-and-a-half bath layout
• Primary suite positioned on one side of the home for privacy
• Two additional bedrooms located on the opposite side of the home with clear separation from the primary suite
• Open living and kitchen planning designed for simplicity and efficient flow, with the bedroom wing kept closed off
• Laundry room included as part of the core plan
• Attached single-car garage at 16 ft by 20 ft sized for a vehicle and additional storage needs
• Front covered entry as an 8 ft by 8 ft stoop with a gable roof form
• Rear covered porch at 8 ft by 16 ft aligned with the main roofline for a clean elevation
• Electric-only utility planning with representational electrical and plumbing layouts
• Full plan set including floor plans, dimension plans, site plan placement, elevations, cross sections, foundation plan, and roof plan
• Structural engineering coordination for wind and tie-down requirements appropriate to a hurricane-prone location
Challenges Addressed
The design had to stay intentionally simple while still meeting the demands of a coastal, high-wind environment and a permit-driven plan set. Key considerations included:
• Maintaining a clean bedroom split while keeping living and kitchen areas open and efficient
• Integrating a two-and-a-half bath program without overcomplicating circulation
• Designing porch roof forms that read intentional while remaining economical to frame and detail
• Coordinating roof alignment so the rear porch coverage stays clean and buildable
• Planning electric-only MEP layouts that remain clear and adaptable during design refinement
• Supporting wind resistance and tie-down engineering requirements without inflating complexity
• Ensuring the site plan and setbacks can be documented accurately once lot specifics are finalized
