1,200 sf single-story rebuild on existing raised foundation with sloped roof and full arch + MEP set.
Table of contents
Overview
Stonehollow is a straightforward single-story rebuild designed to restore a clean, functional home footprint on an existing raised foundation. The concept favors a simple rectangular plan and sloped roof form to keep construction efficient, while delivering a complete architectural and MEP plan set suitable for county review. By reusing the original building location and foundation, the project minimizes site disruption and keeps the focus on a clear path from sketch to permit-ready drawings.
Client Type
Stonehollow was envisioned for owners who want a practical, cost-conscious home design that prioritizes speed, clarity, and buildability over complex features. The program fits a household rebuilding after loss and looking for a dependable plan set that supports permitting, engineering coordination, and contractor pricing. It is also well suited to owners who prefer to manage permitting independently while relying on a complete drafting package to keep the rebuild moving.
Project Scope
The Stonehollow project includes the complete drafting of a new single-story residence designed to match an existing raised foundation footprint and support permitting and construction coordination in Kern County. The architectural program includes:
• Approximately 1,200 sq ft single-story residence rebuild on an existing raised foundation
• Simple rectangular footprint with a sloped roof form aligned to efficient construction
• Full architectural plan development including room layout, doors, windows, interior partitions, and key dimensions
• Exterior wall layout coordinated to the existing foundation footprint
• Basic roof layout reflecting the sloped roof intent
• Electrical plan showing outlets, switches, lighting, panel location, and required circuiting intent for review
• Plumbing plan showing fixture locations and diagrammatic hot and cold supply and drain routing
• HVAC and mechanical plan showing equipment placement and diagrammatic supply and return layout
• Title and cover sheet including project info, code references, and general notes as required
• Revision support within the agreed scope, including standard county or engineering redlines when applicable
• Structural engineering coordinated as a separate service through a local engineer as needed for county submission
• Permitting prepared for county submittal, with permitting management handled by the owner unless added later
Challenges Addressed
The design had to remain simple while still providing a complete plan set and accounting for the constraints and unknowns of an existing foundation. Key considerations included:
• Aligning the new floor plan to the existing raised foundation footprint without requiring re-siting or grading
• Keeping the roof form and massing buildable and economical while meeting review expectations
• Producing a full MEP drafting package that supports permitting and contractor pricing
• Clearly separating drafting scope from structural engineering scope to avoid gaps in submission requirements
• Planning for potential foundation verification needs without assuming conditions that require as-built survey work
• Building in enough flexibility for revisions once sketches and elevation direction are received
Goals Achieved
Stonehollow delivers a clean, rebuild-focused drafting scope designed for permitting and construction:
✔️ Simple 1,200 sq ft single-story plan aligned to an existing raised foundation footprint
✔️ Efficient rectangular layout and sloped roof strategy to support cost-conscious construction
✔️ Complete architectural and MEP drafting package suitable for county review
✔️ Clear engineering separation with a path to local structural stamping if required
✔️ Revision framework that supports redlines and minor scope adjustments without derailing schedule
✔️ Permit-ready documentation approach that supports owner-managed submission and contractor pricing

AutoCad
Stonehollow is a rebuild-first, permit-ready home package that keeps the design simple and the process efficient. By matching a rectangular single-story layout to the existing raised foundation, the project avoids unnecessary site work while delivering a full architectural and MEP plan set for Kern County coordination. With engineering handled separately, the scope stays clear, buildable, and on track.
