Ironvale is a ground-up barndominium residence designed to blend residential comfort with an integrated garage and workshop presence in one cohesive 40' x 60' structure. The concept pairs a highly efficient main level with a loft above, creating a practical, build-ready layout that supports full-time living while keeping utility spaces intentional and well organized. The overall approach is permit-focused for Warren County and structured to move cleanly from concept to construction documents.

Ironvale was envisioned for owners who want a straightforward, durable barndominium or pole-barn style home that functions as both a primary residence and a flexible work-oriented property. Project Scope
The Ironvale project includes the complete design and drafting of a permit-ready barndominium residence with an integrated garage and loft level. The architectural program includes:
• New residential construction designed as a barndominium or pole-barn residence
• Overall footprint of approximately 40' x 60'
• Main level of approximately 2,400 sq. ft. including living areas plus an integrated garage and workshop zone
• Loft level of approximately 800 sq. ft. intended for additional living, bedroom, or flexible residential use
• Two-bedroom residential layout with supporting living spaces and circulation
• Full construction blueprint set including floor plans, dimension plans, elevations, cross sections, roof plan, and foundation plan layout
• Door and window layouts, ceiling heights, and key architectural notes to support buildability
• Site plan for permit submission including building placement, driveway and access points, and setback documentation as applicable
• Representational electrical, plumbing, and mechanical layouts coordinated for permitting
• Revision process structured around preliminary plan development and up to three complimentary revision rounds
• Engineering prepared as a separate phase following completion of architectural drawings
Challenges Addressed
The design had to deliver a complete permit-ready plan within a barndominium framework, balancing residential comfort with garage and workshop utility. Key considerations included:
• Organizing the main level to keep living areas comfortable while integrating garage and workshop functions cleanly
• Using the loft level to add usable space without complicating the main-floor flow
• Coordinating clear sections that communicate wall assemblies, loft relationships, and roof structure effectively
• Producing a site plan framework that supports county submittal while remaining adaptable to final site details
• Keeping representational MEP layouts clear enough for permitting coordination while allowing engineering to finalize sizing and calculations
• Structuring the drafting process to accommodate collaborative refinement without losing schedule control
